New Delhi : According to industry data, four real estate investment trusts that are listed publicly have paid out Rs 1,371 crore to their unit holders in the first quarter of this fiscal year. Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust are the four REITs in India that are listed on the stock exchange.
According to data from the Indian REITs Association (IRA), in the most recent June quarter, these four REITs collectively paid out over Rs 1,371 crore to more than 2,45,000 unit holders. During the past five years since their establishment, these four REITs have together handed out over Rs 18,000 crore to their investors
The Indian REITs market currently manages gross Assets Under Management (AUM) worth more than Rs 1,40,000 crore. These REITs oversee around 122 million square feet of high-quality office and retail space throughout the nation.
The Indian REITs Association, formed with the support of SEBI and the Ministry of Finance, has Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust as its four original members. Nexus Select Trust has support from retail properties that generate rent, whereas the other three REITs primarily own high-quality office space.
The government in the Union Budget recently decreased the period for calculating long-term capital gains for business trusts such as REITs and InvITs from 36 months to 12 months, with the goal of broadening the investor pool for these products.
